Real Estate — Transaction & Fair-Housing Checklist

Activate when: a real estate agent is running a listing/transaction and must not skip disclosure, agency, and fair-housing steps; 'what do I need to disclose', writing an ad, handling an offer, closing coordination. Do NOT activate when: the question is pure market/pricing analysis with no compliance step.

Real Estate — Transaction & Fair-Housing Checklist

Industry front door for checklist. Adds domain triggers, example, packs. Parent Process unchanged. Not legal advice. Verify against current federal Fair Housing Act, state agency-disclosure, and your brokerage/MLS rules.

Activate when: taking a listing; writing marketing copy; presenting offers; coordinating to close; onboarding a new agent's process. Do NOT activate when: running a CMA with no compliance action.

Why this variant

The parent checklist is a must-not-skip gate. A real estate transaction has legally required, penalty-backed steps (agency disclosure, material-defect disclosure, fair-housing) that are easy to skip under deal pressure. This maps them onto the gate.

Domain inputs → the checklist gate

  • Agency disclosure: relationship (buyer/seller/dual) disclosed and documented per state rules.
  • Fair housing: no steering/discrimination on protected classes; advertising language compliant (describe the property, not the buyer). Gate: any ad copy referencing who "should" live there fails — rewrite.
  • Material defect / property disclosures: seller disclosures complete; known defects not concealed.
  • Deadlines: inspection, financing, appraisal, and closing contingency dates tracked (feed a deadline agent).
  • Earnest money / trust handling per brokerage + state rules.

Worked example

Draft listing says "perfect for a young family near great churches." → Fair-housing gate fails (familial status + religion steering). Rewrite to property features only ("3BR near parks and schools"). Catch before publish.

Compliance anchors

  • Fair Housing Act (protected classes); state agency-disclosure statutes; property-disclosure laws; RESPA where applicable.

Packs

  • Solo agent: per-listing compliance card (agency/fair-housing/disclosure/dates).
  • Brokerage/team: ad-copy fair-housing screen + transaction-deadline tracker.

Red flags

  • Ad copy describing the ideal buyer.
  • Agency relationship undisclosed/late.
  • Known defects omitted; contingency dates untracked.

Verification

  • Agency relationship disclosed & documented
  • Advertising fair-housing compliant (property, not people)
  • Seller/property disclosures complete
  • Contingency + closing dates tracked
  • Earnest money handled per rules
